From Subleasing to Direct Deal with Landlord Smoothly

Four years ago we got our client a high end 5,665 square foot industrial/flex space in Miramar at a below market sublease rate. With their sublease set to expire in June 2026 we went to work negotiating a direct long-term lease with the Landlord that included rent concessions and a tenant improvement allowance. The jump from sublease rate to direct deal rental rate was minimal.
