Burland Commercial is a San Diego-based commercial real estate firm specializing in tenant and buyer representation. We represent tenants and buyers exclusively in the site selection and negotiation for retail, industrial, and office space. Our unique decision to avoid landlord representation creates an environment free from conflict of interest.

Our style of operation means our clients experience specialized and personal service—we are not a large publicly traded corporation; therefore, we will never sacrifice the needs of our clients to please shareholders. Our firm’s founder, Josh Burland, spent many years as a landlord representative before he founded Burland Commercial, and his inside knowledge gives our clients an edge in lease and purchase negotiations. Josh Burland

Prior to founding Burland Commercial almost a decade ago, Josh Burland spent years working as a landlord leasing agent for institutionally owned industrial projects. In this capacity, he gained the insight and experience to understand market conditions and negotiations from both landlord and tenant perspectives.

Working for the largest commercial real estate firm in the world, Josh was tasked with leasing over one million square feet of industrial buildings in San Diego. His landlord clientele’s projects consistently outperformed competitors as he achieved above-market rents and occupancy rates for his landlord clientele. This experience gave Josh inside knowledge regarding concessions landlords are willing to make for different types of tenants and which issues commonly become sticking points. These issues include rent abatement, construction allowances, renewal and expansion options, and many more.

Josh leveraged this experience on the landlord side to become an advocate for tenants in the market as a tenant and buyer representation agent. Josh’s tenant representation clientele ranges from small startups to established Fortune 500 companies. He has been successful in securing the best locations and most favorable terms for a wide variety of clients.
