Amen! We Find a Church a New Sanctuary From Zoning Headaches

The “Assembly” designated use is one of the most challenging to secure for a tenant. Even with this myriad of site restrictions, we pulled it off at the Metroplex in Miramar. Our client leased 14,000 sf of showroom space downstairs for Sunday Services and subleased an additional 14,000 sf of highly discounted office space directly above for Sunday School and administrative offices.

This was a circumstance where the downturn in the office market really helped us secure the space. The top floor was subleased at half the market rate saving my client hundreds of thousands of dollars. Landlords are also now more open to non traditional uses such as a church in traditional office or retail space.

The Tenant Barabbas Road, was represented by Josh Burland of Burland Commercial.  The Landlord was represented by Jon Boland, Connor Wieck, and Spencer Kerrigan of Voit Commercial. The Sublease Landlord, Landmark, was represented by Joe Virgilio of Strom Commercial.
