The law office “Pines Salomon Personal Injury Lawyers” expanded their San Diego real estate footprint with a new office lease in Downtown San Diego. Expanding on their existing established La Jolla location, we helped them take advantage of the historic high vacancy and low asking rates in downtown San Diego.

Louis Bank of Commerce Building

We negotiated a space for them at the historic Louis Bank of Commerce building with views overlooking 5th Avenue. Built in 1888, the building was renovated in 1999.  Renowned as the Queen of the Gaslamp, this four-story Baroque Revival landmark blends historic charm with modern functionality. During its interesting history it has hosted a variety of tenants, from Madame Cora’s Golden Poppy Hotel brothel to creative offices and popular restaurants.

Downtown San Diego Leasing Market

The Downtown San Diego leasing market has not yet recovered from the 2020 pandemic driven downturn. In fact, due to recent office construction projects nearing completion the vacancy rate has actually gone up since 2020. We are seeing Class A high rise office building leasing for less on a per foot basis than warehouse space.
